Introduction to National Building Code and Steps in a Construction project

1. Building codes are essential for modelling / efficiency of drawings in REVIT for the following reasons

• A set of standards which is uniform for all standards
• It ensures and protects the construction safety
• Promotes Modern Construction Methods
• Provides building codes and guide lines

2. National Building Code Lists of Group of Building

• Group A : Residential Buildings
• Group B : Educational Buildings
• Group C : Assembly Buildings
• Group D : Institutional Buildings
• Group E : Mercantile Buildings
• Group F : Business Buildings
• Group G : Storage Buildings
• Group H : Industrial Buildings
• Group J : Hazardous Buildings

3. Five major steps occur in Project cyle

• Intiation - identifying objectives, feasibility, scope and project stack holders, then finally developing a statement of work
• Planing - Once the project is approved the next step planing involved in building a team, preparing schedules, estimating purchases, workflow daigram
• Execution - This stage involves planing into action, Project Manager keeps the project on track, create task, analysizing and controling cost within budget, coordinates and communicates with the team
• Closure - Final Deliverables, analazing team preformance, analazing used and unused budgets

4. Different Disciplines involved in construction of project

• Construction - It involves in managing the building from start to end of the project
• Finance and estimating - finance activities, accounting and estimating cost of the project
• Contracts and bids -Demonstrating bid to aquating next job
• Geotechnical - Designing foundations to support load system and transfer the load from structure to soil
• Management - Management teams helps to managing equipments and supplies to the project economically and efficiently
• Structural - Structural team used to design support support member of public structures
• Surveying - They determine horizontal and vertical differences nad property lines

5. Building classification

• Four unit apartment - Group A residential building
• School unit of 100 building - Group B educational building
• A single unit shop - Group E merchantile building
• Multistorey shopping complex - Group E merchantile building
• Steel machine factory - Group H industrial building

6. Diference Between Design team and Management team

Design team

• Helps to finalize the design - multidisciplinary approach is needed for the complexity and integrity of the project, So desing team coordinates from conceptual stage to final stage of the project
• Evaluationaries in the project - design is evaluationary, participation of owner is important in evaluationary
• Implementation of design - to ensure proper implementation of the design, the design team may associated during design and construction stage of the project

Management team

• Accomplishment of the projct - it ensures the accomplishment of the project in accordance with the design and specifiaction in stipulated time and cost frame work
• Execute the design -this team is responsible for day to day execution of design, supervision and quality control
• Achieves the satisfactory completion of project - it ensures the satisfactory completion of project interms of time , quality and cost

All design and Management team works are based on NMC clause 4.1 and 4.2

7. NBC Limitations

• Height Limitations - As per NBC 2005 C-2.5 the height of building shall not exceed 15m
• Area Limitations - As per NBC 2005, Maximum area of ground coverage shall be 75%, 40 sqm in mid town area and 30 sqm in meteropolitan area
• Room sizing - As per NBC, every dewelling unit should have atleast two habitable room; multipurpose single room shall be not 12.5m2 in case of single room slum dewellers, in two habitable deweling unit first should not be less than 9.0m2 wand width shall not less than 2.5m and second room should not be less than 6.5m2 with minimum width of 2.1m and provided area of both room shall not less than 15.5m2
• Wall height - As per NBC, minimum wall height of room should be
  • Habitable room -2.75m
  • Kitchen -2.6m
  • Bath / Water closet - 2.2m
  • Corridors - 2.1m
  • Incase of sloping roof the average height shall be 2.75m and minimum height at eaves shall be 2.1m
• Thichness based on fire safety- the Minimum thichness of nonnreinforcement load bearing wall shall be 150mm
• Passageway- if widhth of passage way is 6.0m then legnth should 75m, similarly values are given in NBC

8. Checking requirements as NBC code book

• Height Limitations - As per NBC 2005 C-2.5 the height of building shall not exceed 15m, The total height of My model is 6.5m.
• Area Limitations - As per NBC 2005, Maximum area of ground coverage shall be 75%, 40 sqm in mid town area and 30 sqm in meteropolitan area, the plot area of my model is 30' x 30' i.e., 83.6m2, it is above the NBC requirement
• Room sizing - As per NBC, every dewelling unit should have atleast two habitable room; multipurpose single room shall be not 12.5m2 in case of single room slum dewellers, in two habitable deweling unit first should not be less than 9.0m2 wand width shall not less than 2.5m and second room should not be less than 6.5m2 with minimum width of 2.1m and provided area of both room shall not less than 15.5m2, My model has four rooms of dimension 12' x 11', (18' x 11') x 2, 8'x11', of total area 616 sq feet i.e., 57.89m2, which is above the NBC requirement
• Wall height - As per NBC, minimum wall height of room should be
  • Habitable room -2.75m
  • Kitchen -2.6m
  • Bath / Water closet - 2.2m
  • Corridors - 2.1m
  • Incase of sloping roof the average height shall be 2.75m and minimum height at eaves shall be 2.1m
  • In My model, the wall height is 3m
• Thichness based on fire safety- the Minimum thichness of non reinforcement load bearing wall shall be 150mm, In my model the thickness of exterior wall is 8'' i.e., 203mm, interior wall is 6'' i.e., 152mm
• Passageway- if widhth of passage way is 6.0m then legnth should 75m, similarly values are given in NBC, lets assume our villa has passage way of the public street / road

Hence My model fulfills all NBC requirements hence no revision is required
